Position Summary

The Lead HVAC Technician is a highly skilled, hands-on technical position responsible for the operation, maintenance, troubleshooting, and repair of commercial HVAC and building systems. The Lead HVAC Technician serves as a senior technical resource for the Engineering Department and provides day-to-day guidance to HVAC technicians, maintenance personnel, contractors, and service providers. The ideal candidate must have extensive, hands-on experience with Building Automation Systems (BAS), specifically Johnson Controls Metasys, and be capable of using the system to monitor, diagnose, troubleshoot, and optimize facility HVAC operations. This position requires strong knowledge of large commercial HVAC systems, including water-cooled chillers, cooling towers, VAV boxes, air handling units (AHUs), fan coil units, pumps, controls, and associated mechanical systems. The Lead HVAC Technician will work closely with the Engineering Manager and Facility Maintenance Supervisor to maintain reliable, efficient, and safe building operations.

 

This role pays an hourly rate of $28.00-$30.00

Responsibilities

  • Lead daily HVAC maintenance, troubleshooting, repair, and operational activities.
  • Monitor and optimize HVAC systems using Johnson Controls Metasys BAS.
  • Use Metasys to identify alarms, diagnose system issues, trend equipment performance, and make appropriate adjustments to improve system reliability and efficiency.
  • Maintain and troubleshoot water-cooled chillers, cooling towers, VAV boxes, AHUs, fan coil units, pumps, valves, motors, and associated HVAC controls.
  • Diagnose electrical, mechanical, pneumatic, and controls-related HVAC problems.
  • Perform preventive and corrective maintenance on commercial HVAC equipment.
  • Assist with planning, assigning, and prioritizing daily HVAC maintenance activities.
  • Provide technical direction and hands-on support to HVAC and maintenance personnel.
  • Troubleshoot complex HVAC problems and ensure timely resolution of equipment failures.
  • Coordinate with outside HVAC contractors, controls contractors, engineers, and service providers.
  • Inspect contractor work to ensure quality, safety, and compliance with facility requirements.
  • Support HVAC and utility requirements for special events, including temporary cooling, ventilation, and related building services.
  • Coordinate with concessionaires, tenants, event personnel, and other facility users when HVAC or building-system support is required.
  • Maintain accurate corrective maintenance (CM) and preventive maintenance (PM) records in MicroMain or another CMMS.
  • Generate and review HVAC system performance reports using Metasys and other facility-management systems.
  • Identify recurring equipment problems and recommend corrective actions or system improvements.
  • Assist with inventory management of HVAC parts, tools, supplies, refrigerants, and critical replacement components.
  • Maintain required safety documentation, including SDS/MSDS information.
  • Follow all applicable OSHA requirements and federal, state, and local HVAC, environmental, safety, and building regulations.
  • Ensure work is performed in accordance with Palm Beach County requirements and applicable facility standards.
  • Assist with training and mentoring HVAC and maintenance staff.
  • Promote safe work practices and maintain a clean, organized, and professional work environment.
  • Respond to emergency HVAC and building-system issues, including after-hours emergencies as required.
  • Perform other duties related to facility engineering and building systems as assigned.

Qualifications

  • 3+ years of previous experience supporting large-scale events and temporary facility requirements.
  • HVAC/R certification or technical degree.
  • EPA 608 certification.
  • HVAC controls/BAS training or certification.
  • Johnson Controls Metasys training or certification.
  • Electrical or mechanical certifications.
  • Experience with energy management and HVAC optimization.
  • Advanced Johnson Controls Metasys BAS expertise
  • Strong commercial HVAC troubleshooting skills
  • Hands-on mechanical and controls knowledge
  • Ability to diagnose problems using both BAS data and physical inspection
  • Strong training and mentoring abilities
  • Excellent preventive-maintenance practices
  • Ability to prioritize critical equipment and facility needs
  • Strong communication and documentation skills
