Position Summary

The Assistant Engineering Manager will assist in supervising and coordinate the activities and operations of the Engineering Department, including safety, security, and event staffing functions; to provide highly responsible staff assistance to the Director of Operations.

 

This role pays an annual salary of $60,000-$63,000.

Responsibilities

  • Facility Maintenance Oversight: Assume management responsibility for the overall maintenance and operation of all facility systems, with a primary focus on HVAC, electrical, mechanical and plumbing.
  • Ensure all systems, including water-cooled chillers, cooling towers, VAV boxes, AHUs and fan coil units, are operating efficiently and in compliance with industry standards.
  • Work Planning and Coordination: Plan, direct, and coordinate the work plan for facility maintenance operations, ensuring that Metasys system controls are integrated into the workflow for effective monitoring and troubleshooting.
  • Assign and review work activities, projects, and programs; meet with staff to resolve issues and monitor work progress.
  • Evaluate work methods, procedures, and outcomes to maintain optimal facility operations.
  • Compliance and Reporting: Ensure compliance with the maintenance standards outlined in the Agreement with Palm Beach County, including effective use of the MicroMain software application for managing corrective maintenance (CM) and preventive maintenance (PM).
  • Provide timely reporting on maintenance activities and track system performance via the Metasys BMS.
  • Event Utility Set-Up and Coordination: Oversee the setup of utility services for events, ensuring HVAC systems, including chillers, are properly adjusted for optimal performance during large events.
  • Coordinate facility needs with concessionaires and collaborate with the Director of Operations to monitor contractor, engineer, and architect activities related to building projects.
  • Staff Management and Development: Select, train, motivate, and evaluate supervisory and trades staff, with a strong emphasis on HVAC operations and maintenance, including chiller systems.
  • Coordinate or provide staff training on HVAC systems, Metasys BMS, and facility operations.
  • Implement corrective actions, discipline, and termination procedures as needed to ensure effective team performance.
  • Budget and Resource Management: Participate in the development and administration of the Maintenance Engineering Department budget, forecasting staffing, equipment, materials, and supplies needs.
  • Monitor expenditures, recommend approvals, and make adjustments as necessary to stay within budget while maintaining operational efficiency.
  • Regulatory Compliance and Safety: Maintain a comprehensive hazardous materials communication program and ensure compliance with material safety data sheets (MSDS) and permits.
  • Stay informed of federal, state, and local regulations that impact facility operations, particularly those related to HVAC systems, refrigerants, and OSHA standards.
  • Inventory and Supply Management: Order and manage supplies and materials, ensuring HVAC-related components (including refrigerants) are stocked within budgetary guidelines.
  • Maintain an accurate inventory of materials necessary for the upkeep of HVAC and other building systems.
  • Exceptional Service and Team Collaboration: Perform related duties as needed to foster a collaborative team environment that delivers exceptional service to clients and maintains the highest standards of facility operations.
  • Provide leadership that encourages continuous improvement in all aspects of building maintenance, particularly HVAC and building management system functions.

Qualifications

  • Metasys System Expertise: Extensive experience working with the Johnson Controls Metasys building management system (BMS), including monitoring, troubleshooting, and optimizing HVAC systems such as water-cooled chillers, cooling towers, VAV boxes, AHUs and fan coil units.
  • Chiller System Proficiency: Strong background in the operation, repair, and maintenance of water-cooled and air-cooled chiller systems, ensuring optimal performance, energy efficiency, and system longevity.
  • Comprehensive Commercial HVAC Experience: Demonstrated expertise in maintaining and repairing a wide range of HVAC systems, with a specific focus on commercial environments (includes solid-state controls, building management systems, and other HVAC equipment critical to large-scale facilities).
  • Computer-Based System Proficiency: Must possess advanced computer skills to effectively operate the Metasys system and other building management software, alongside standard office applications, to monitor, diagnose, and optimize HVAC performance.
  • Comprehensive Systems Maintenance: Proven experience in the repair and maintenance of key building systems, including HVAC, plumbing, electrical, painting, building structure, grounds, and interior finishes within large, client-focused environments.
  • OSHA Compliance Knowledge: Familiarity with OSHA safety requirements, ensuring proper safety protocols in the operation and maintenance of HVAC systems, including chiller units.
  • Industry Experience: Strongly preferred experience in the Convention Center/Hotel industry or similar high-demand environments, managing HVAC systems and Metasys BMS in large, complex buildings.
  • Leadership Experience: Minimum of four (4) years of experience in building maintenance, with at least two (2) years in a supervisory role, overseeing HVAC systems, including chiller systems and building management platforms like Metasys.
  • Educational Background: Specialized training in building maintenance and HVAC systems.
  • Additional certifications or formal education in HVAC or building management systems (including Metasys) are preferred.
