Overview

The Vice President of Building Operations reports directly to the General Manager and is responsible for the oversight of the UBS Arena’s physical plant operation, repairs and maintenance, technology, and site operations. Included in this responsibility is the leadership, budgeting, staffing, and technical direction of each department. The Vice President develops and maintains all day-to-day processes related to building functions and operations to support the overall operation of the arena and surrounding campus. Additionally, this position is the primary advocate for the year over year and long-term capital improvements to the building infrastructure, fit and finishes, furniture, surface parking lots, and campus grounds.

 

Salary Range:  $165,000-$185,000

UBS Arena at Belmont Park is made for music and built for hockey. New York's newest premier entertainment and sports venue and home of the New York Islanders is developed in partnership with Oak View Group, the New York Islanders, and Jeff Wilpon. Responsibilities

  • Fundamental steward of UBS Arena’s occupied spaces, MEP/FP and Technology infrastructure, and overall campus asset - achieving world-class standards at financially responsible costs.
  • Act as the primary forward-thinker for the building related to equipment life-cycle, points of failure, business continuity risks, weather emergencies and other interruptions to critical dependencies. Communicating these risks to other team members.
  • Manage the daily invoicing approvals for Engineering & Maintenance, Technology and Site Operations, ensuring the correct budget category allocation and alignment with forecasts.
  • Monitor daily electrical consumption and ensure electrical load reduction procedures are achieved to reduce overall consumption and utilities costs.
  • Initiate monthly electricity, natural gas, and water utilities billing - comparing against budget forecasts and providing variance narratives with backup data if necessary.
  • Set building performance standards and hold department heads accountable.
  • Lead sustainability efforts related to the building and campus and participate in UBS Arena’s overall sustainability goal setting.
  • Develop and maintain relationships with campus neighbors, including New York Racing Association, Belmont Park Village, and LIRR.
  • Develop annual “zero budget” Operating Expenses and oversee monthly financial analysis of the three above departments.
  • Direct the deployment of the organization’s information technology infrastructure.
  • Work with leaders and end-users across disciplines to select appropriate technologies to meet core organizational needs.
  • Work closely with the Audio-Visual Broadcast (ABV) department to align overall building goals and objectives, budget oversight and project development.
  • Manage the overall appearance, general operation, and repair of the facility’s mechanical, electrical, plumbing, and fire & life safety systems.
  • Overseeing the proper operation of the ice plant servicing the New York Islanders game ready ice floor.
  • Direct and adjust the overall Building Management System (BMS) standards and clearly communicate with Operating Engineers expectations on a daily basis.
  • Hire, train, and supervise all arena maintenance staff, inclusive of a union workforce. Develop strategies to motivate staff and achieve goals.
  • Implement preventative maintenance schedules for all building systems and equipment. 
  • Oversee the CMMS work order system to ensure preventative maintenance and building repairs are performed and documented in a timely manner.
  • Establish work standards and protocols for in-house labor and third-party vendors, ensuring that the building assets are responsibility protected and altered.
  • Investigate, analyze, and resolve operational problems, complaints, and emergency repairs in a timely and efficient manner. 
  • Implementation of Standard Operating Procedure manuals for the maintenance of all building systems and continuous update as needed.
  • Develop and manage the arena’s energy management program to include training and implementation of energy saving initiatives.
  • Lead arena Safety Committee, ensuring a safe working environment for all maintenance staff, including the development of a comprehensive workplace safety program, following all OSHA and local safety regulations.
  • Work with outside agencies such as fire, health, building departments to ensure all codes, licenses, and permits are up to date. Conduct periodic testing required assuring compliance with all government regulations. Ensure full compliance with OSHA regulations. 
  • Review upcoming event needs and discuss details with the Event Operations department surrounding topics such as power distribution, labor projection, HVAC, pyrotechnics and other special building requests.
  • Responsible for snow removal and landscaping operations for the 43 Acres around the Belmont Park campus.
  • Lead Capex project process, including weekly project meetings, evaluation of need and scope, and ultimate execution to achieve project success.
  • Cover the three above departments as occasional “Manager on Duty” during Arena Events as the event coverage schedule requires.
  • Fulfil the requirements as occasional “Executive on Duty” for Arena Events as directed by the GM.

Qualifications

  • Bachelor’s degree in facility maintenance, engineering, or a related field and/or a minimum of ten 8-10 years of experience in sports and entertainment venue management. 
  • Strong analytical skills in financial analysis, utilities consumption analysis.
  • Experience reporting technical information to non-technically minded members of executive management.
  • Experience successfully managing capital projects from start to finish.
  • Knowledge across multiple IT disciplines including, but not limited to hardware, software, data and device security, phone systems (mobile and on-premises), video teleconferencing, and connectivity (Mac and PC). 
  • Technical knowledge in areas of preventative maintenance and CMMS software. 
  • Experience in various aspects of full building operations and technical training. 
  • Strong background in HVAC, plumbing, electrical, carpentry and general repair. 
  • Strong organizational skills, time management, detail-oriented, and planning skills. 
  • Strong interpersonal skills and significant experience with conflict resolution and people management.
  • Ability to problem solve and make decisions that adhere to the purpose, mission and goals of UBS Arena. 
  • Ability to work with integrity, discretion, and a professional approach. 
  • Skills in supervision, budget management and project management. 
  • Strong Office 365 and Azure Active Directory skills
  • Analytically and creatively minded with an overall positive and flexible manner.
  • Experience managing areas of assembly type facilities.
